GoUpstate: Housing Boom Underway in Lyman Duncan and Wellford

Fueled in part by the arrival of new companies and the expansion of others, new home construction is booming, particularly along the Highway 29 and Highway 290 corridors. But with more residential growth expected over the next decade, some local leaders are wondering whether infrastructure, particularly roads, can keep pace with development. The number of new housing start permits issued in Lyman, Duncan and Wellford has steadily increased since 2011, according to a Spartanburg County Building Codes report. For the three cities combined, there have been 315 new housing start permits issued so far in 2016, compared with 273 in 2015. The report shows there were a combined 228 permits issued in 2014 and 173 permits issued in 2013. In 2012, there were a combined 143 permits issued, up from 92 permits in 2011. The current numbers are forecast to double over the next few years. In Lyman alone, there are nine subdivisions currently under construction that will add 1,100 homes to the market over the next five years. Jay Beeson of Mark III Properties actively develops single-family home residential lots and sells them to builders. Beeson said new homes under construction include both starter and larger homes, with a mix of prices. He said factors driving housing growth in Lyman, Duncan and Wellford include land availability and the proximity to Highway 29 and I-85."What we are seeing now is a true (housing) recovery," Beeson said.
